Our Fees

What we charge for our property services.

This section is provided as a guideline to give you an idea of how much it will cost to work with Clarice Carr & Company. We do appreciate that no two property projects are ever the same, and the way we charge for our services reflects that. If you have any questions or thoughts, you can always speak to us direct and we'll do our best to accommodate you.

Property Sourcing

Our property sourcing service incurs a flat fee of £3,000 per property. This includes the following:

  • An initial consultation and discussion on your property ambitions and requirements.

  • Searching for your property via our network of estate agents and auctioneers in your chosen area.

  • Conducting viewings on your behalf (with a video tour).

  • Preparing a shortlist of suitable properties.

  • Attending property auctions on your behalf (where necessary).

  • Liaising with the agent and your appointed professionals throughout the purchase process. 

    • For service accommodation, we will work with our industry partner to provide a full report on likely occupancy rates and project income. ​

Project Management

Our project management fees will be £3,000. plus 12% of the overall project cost. This service includes:

  • Creating a project plan, including timescales and full schedule of works.

  • Designing new bathrooms and kitchens where needed. Agreeing style, suppliers and costs with you. 

  • Ordering decorating supplies, fixtures and fittings as specified.

  • Engaging relevant tradespeople on your behalf and obtaining costs for your approval.

  • Attending site to manage the works as necessary.

  • Arranging the removal of waste by licensed contractors. 

  • Providing weekly progress reports.

  • Dealing with any unforeseen jobs and liaising with you on costs and solutions.

  • Ensuring all work is completed on time and on schedule. ​

HMOs and Serviced Accommodation

  • For HMOs and serviced accommodation, we also source and setup all furniture, furnishings and accessories. This will be subject to the same 12% fee as the refurbishment, plus a £1,000 setup fee. 

Property Management

Buy to Let and HMOs

To manage your buy to let property or HMO on your behalf, we will charge 10% of the monthly rent, subject to a minimum of £45 per month per property. This service includes: 

  • Setting up deposit protection service

  • Rent collection

  • 24/7 callout service

  • Quarterly inspections

  • Arranging planned and unscheduled maintenance

  • Arranging annual boiler service and gas safety (CP12) certificate 

  • Sourcing landlord insurance (Premiums not included)

  • Dealing with all tenant-related queries

  • Dealing with rent arrears, damage caused by tenants, evictions, etc (Excluding legal and court costs)

Serviced Accommodation

  • Management of serviced accommodation is dealt with by our specialist partner, who will agree a package of fees and services with you at the outset.
